Tenant Representation
- Complete Market Overview – A complete overview of the market, sub-markets, trade areas, and related demographics. We analyze current rental rates, comparable shopping centers/freestanding buildings/land/offices/warehouses, demographics, competition, and other key factors necessary to understand and provide our clients with the most up-to-date information.
- Site Selection – After a complete scan of the market, we will prepare an index of all properties that fit our client’s requirements. We will provide demographics, traffic counts, ingress/egress maps, trade area maps, and other necessary tools to allow our clients to make informed and educated decisions.
- LOI Preparation – After successfully identifying a property of interest, we will prepare a Letter of Intent outlining all the basic terms that we propose to the Landlord in regards to moving towards a lease agreement.
- LOI Negotiation – We will assist during negotiations of deal points and issues, with objective to negotiate the best deal for our clients.
- Lease Review – Once mutually agreeable terms have been reached (LOI executed), a lease is drafted, which becomes the binding document once fully executed. We have market and transactional expertise and we will review the lease to confirm the terms outlined in the LOI match up with the lease document. We have partnerships with licensed attorneys who can provide legal lease review services; attorney referrals upon request.
Landlord Representation
- Gap / Void analysis – After a complete review of the market, we will provide a list of Tenants currently missing from that market. This allows us to complete a list of prospective Tenants.
- LOI Preparation – After successfully identifying a Tenant of interest, we will prepare a Letter of Intent outlining all the basic terms that we propose to the Tenant in regards to moving towards a lease agreement.
- LOI Negotiation – We will assist during negotiations of all big and small issues, and negotiate the best deal for our clients.
- Lease Review – Once mutually agreeable terms have been reached, your attorney drafts the legal document(s) of the commercial lease, guarantees, etc. We have partnerships with licensed attorneys who can provide legal lease review services; attorney referrals upon request.
